Systems read the business mailbox you connect and draft for your approval. A custom build is scoped and confirmed at intake before anything is built.
When a system is unsure
It stops and flags you.
“A tenant says they are withholding rent until the leak is fixed.”
Rent withholding has legal rules that vary by state, so I will not reply to that part. I drafted an acknowledgment about the repair only and flagged the rent question for you.

Questions
Does it connect to AppFolio or Buildium?
Yes, through a custom build that we confirm at intake, before anything is built. Until a connection exists, systems work from your business mailbox and draft the updates your team sends or enters.
Will it handle fee waivers or evictions?
No. Fee waivers, deposits and anything eviction related are legal and money decisions. They are flagged for the managing broker with the thread attached.
